Thu Thiem Development Context
Thu Thiem has been planned for over 20 years by Japan's renowned architecture firm HASAKI. The new urban area was designed to become a new financial district, replacing the position of District 1 - the traditional CBD core - as District 1 faced increasing congestion and challenges: traffic jams and pollution.
Today, Thu Thiem has become a destination for experienced investors from both domestic and international markets. The Pudong–Shanghai development model has served as the blueprint for Thu Thiem's growth in Ho Chi Minh City. Thousands of early investors in Pudong since 1980 have become among the wealthiest by capitalizing on that transformational new area.
Project Position
Thu Thiem Zeit River is positioned in Functional Area 3 at Lot 3-11, on the corner of Crescent Boulevard and Nguyen Co Thach. The location places the project on the residential side of Thu Thiem, close to the Sala corridor and the bridge network that connects the peninsula to the rest of Ho Chi Minh City.
The project is presented as a residential address rather than a commercial core, with an average price level around US$7,000/m².

The project covers 9,125.8 sqm of land and is planned around 300 units across 2 towers: T1 at 25 floors and T2 at 32 floors. The layout is described as low-density, with 4-6 units per floor, 2 basements, 470 car parking lots, and a parking ratio of 1.5:1.
T1 is shown as a residential tower with 2-bedroom and 3-bedroom layouts from floors 6 to 18, while the tower arrangement is staggered so the homes can catch wind and daylight more effectively.
