VGSI, a subsidiary of GS E&C, is the developer. The project sheets list GS E&C's completed works in Vietnam as Zeitgeist, Long Binh District 9, Xi Riverview Thao Dien, Metro Line No.1, Pham Van Dong Street, and Binh Loi Bridge.

The layout is described as low-density, with 18.5% construction density, 4-6 units per floor, 3 guest lifts, 1 service lift, 2 basements, and 470 car parking lots. The parking ratio is 1.5:1.

Thu Thiem Zeit River is positioned in Function Area 3 at the corner of Crescent Boulevard and Nguyen Co Thach in Thu Thiem, with the first phase on Lot 3-11. The project covers 9,125.8 sqm of land and is planned around 300 units across two towers: T1 at 25 floors and T2 at 32 floors.

The progress update shows the project moving from a completed base foundation to Level 23 work.
